I am an executor. Can I sell before probate closes?
In many states a sale can be agreed while probate is still running, with completion set for when the court position allows it. Share where the estate stands and the team will shape the timetable around the legal steps rather than pretending they are not there.
What does the figure rest on?
Prices that newly built houses on comparable plots nearby have actually achieved. Building expense, carrying costs and the margin a builder requires come off that ceiling one at a time, and what is left becomes the offer. The workings are sent with the figure, so every line can be checked against the streets around the house.
The house is full of furniture and belongings. Must it be cleared?
No. Estates are routinely bought with contents still inside, and the family takes whatever it wants to keep before completion. What remains simply stays, and clearing the house never becomes a condition of the sale.
How soon could completion happen?
Once authority to sell is settled and the title position is straightforward, the paperwork can often be ready inside one to three weeks. Estates working to a slower court calendar set a later date instead, and the firm organises itself around whichever date is chosen.
Do I pay anything toward the sale?
There is no agency percentage to deduct, since no agent stands in the sale, and the firm adds no completion charges of its own on the seller side. Two deductions that quietly thin out a marketed sale simply never appear on the statement here.
Relatives disagree about selling. Can you still help?
A figure can be prepared so the family can discuss real numbers instead of guesses, and asking commits nobody to anything. The sale itself needs whoever holds authority for the estate to agree, and the team will wait for that rather than pressuring anyone toward it.
What happens to the house after completion?
The house passes to a builder drawn from the firm network, and the project becomes theirs from completion day. The estate responsibility ends at the completion table; nothing that happens on the plot afterwards lands back on the family.
Does asking for a figure commit the estate to anything?
No. A request produces a written figure with its evidence and nothing more. Accepting it, sitting on it, or taking the house to the open market instead all remain open, and plenty of executors ask only to learn where the estate stands.
